PROJECT DESCRIPTION
At one time, the space was a four-screen theater. Now, it is a new Primary Care and ENT Clinic!
UCHealth found the ideal location for a new healthcare clinic in Fort Collins, Colorado. The challenge was that the space had previously been built as a four-screen theater, complete with tall CMU walls and a central mezzanine where the projection booths had been. Pact Studios and our design partners were excited to tackle this design challenge in providing critical clinical space for the community within the Owner’s budget.
This project includes both Primary Care and Ear, Nose, and Throat (ENT) Outpatient Clinics within a roughly 12,800 square foot single-story building. An additional 670 square feet is on the existing mezzanine. UCHealth also asked the design team to provide two-phases for the project to help control initial costs.
Planning for the clinics involved working around the existing CMU walls as much as possible in order to mitigate openings. The structural engineer provided these carefully located openings and allowed for the floor infill at the existing sloping and stepped floors in the old theater spaces. The existing equipment mezzanine was utilized for the necessary supporting mechanical, electrical, and IT spaces. Due to the low head space under this mezzanine and its location centered in the footprint, the MEP systems required attentive coordination between the engineers and architect. The existing entrance vestibule was re-utilized in the new layout and the exterior was refurbished with new paint, infill of storefront and CMU walls as required, and new signage to support UCHealth.
The interior space was completely remodeled to support all the functions of the two clinics. Both clinics share a large Waiting Room with adjacent Registraion desk, and Scheduler and Phone Clerk Offices. The ENT Clinic includes eight Exam rooms with two that can flex for minor procedures, two Audio Booth rooms, and an Audiology Work Room. Staff support spaces include a central Care Team area for five staff members, seven Provider rooms, and a Manager Office. The Primary Care side was split into the two phases, but, when complete, will include two Treatment rooms, eighteen Exam rooms, a Blood Draw room, and an X-ray. Staff support spaces will include two Care Team Station, ten private Provider spaces, Nurse Work room, a Shared Office, Point of Care Testing, and a Consultation room. These clinics are supported by a shared Staff Break area and Lactation room, and separate Clean Supply and Soiled rooms.
Working with challenging existing conditions tends to bring clarity to a design. Throughout the process, Pact and the design Team worked closely with the UCHealth staff and project manager in order to help bring their vision to life with efficiency and to their proven standards.
